1 · Who controls your data

Simple Choices Real Estate L.L.C is the controller of the personal data collected through this website. We are a real estate brokerage licensed in Dubai and registered with the Dubai Land Department under RERA ORN / DED Licence No. DED 1106046. 2 · What we collect

When you use the enquiry form, we collect what you type into it:

• your first and last name;
• your email address;
• your telephone number, together with the country dialling code you select;
• the type of residence you are interested in;
• your intended timeline for purchase;
• the range of capital you tell us is readily available;
• which button or page you came from, so we know what you were reading.

We also record technical information your browser sends automatically — IP address, device and browser type, approximate location derived from that address, and the pages you viewed. A hidden field on the form catches automated submissions; it is discarded and never read by a person.

If you play the film on the landing page, we record how you watch it — when you pressed play, which parts you watched, how far you got and where you stopped. This is tied to a random identifier stored in your browser, not to your name. If you then send the enquiry form from the same browser, that viewing is linked to your enquiry.

We do not ask for, and you should not send us, passport copies, Emirates ID numbers, bank details or other sensitive documents through this website.

3 · Why we use it, and on what basis

• To answer your enquiry — to send you the brochure, availability, floor plans and pricing, and to arrange a consultation. Basis: your request, and our legitimate interest in responding to it.
• To introduce you to the developer — where you ask us to proceed, we register your interest with AMAAL Development so a unit can be held or reserved for you. Basis: performance of the brokerage service you have asked for.
• To tell you about comparable properties — only where you have consented, and you may withdraw that consent at any time.
• To keep records and meet our obligations — including Dubai Land Department, RERA and anti-money-laundering requirements. Basis: legal obligation.
• To understand your interest — how much of the film you watched helps us prepare for our conversation and follow up on what matters to you. Basis: our legitimate interest in responding to your enquiry well.
• To keep the site working and secure — measuring traffic and blocking abuse. Basis: our legitimate interest.

4 · Who we share it with

We share your details only where it is necessary, and only with:

• AMAAL Development and its appointed sales administrators, where you ask us to register your interest or proceed with a reservation;
• companies in the Simple Choices group in the United Kingdom and Romania, where a colleague there is better placed to advise you in your language;
• our service providers — CRM, email and hosting — who process data on our instructions and for no purpose of their own;
• authorities and professional advisers, where we are required to disclose by law or need to establish or defend a legal claim.

We do not sell your personal data, and we do not share it with data brokers.

5 · International transfers

Our group operates in the United Arab Emirates, the United Kingdom and Romania, and some of our service providers are in the European Union and the United States. Where your data leaves the UAE we rely on the transfer mechanisms permitted under UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, and — where the UK GDPR or EU GDPR applies to a group company — on adequacy decisions or standard contractual clauses.

6 · How long we keep it

We keep enquiry records for 24 months from our last contact with you, after which they are deleted or anonymised. Where a transaction completes, we keep the file for the period required by UAE brokerage and anti-money-laundering law, currently five years from the end of the business relationship.

7 · Your rights

Subject to the conditions in the applicable law, you can ask us for a copy of the data we hold about you, correct it if it is wrong, delete it, restrict or object to how we use it, or have it sent to another provider. You can withdraw marketing consent at any time, without affecting anything we did before you withdrew it.

Write to contact@simplechoicesdubai.com and we will respond within 30 days. If you are not satisfied, you may complain to the UAE Data Office, or to the supervisory authority in your own country if you are in the UK or the EU.

8 · Security

The site is served over HTTPS and enquiry data is transmitted encrypted. Access to our CRM is limited to the agents who need it. No transmission over the internet is ever completely secure, so we cannot guarantee absolute security, but we will notify you and the relevant authority of any breach likely to affect you.
